Located in Noonu Atoll in the northern Maldives, approximately five kilometres from Velaa Private Island, Maavelaavaru is one of the largest developed private islands currently on the market in the country. The island spans around 43.4 hectares, with almost three kilometres of shoreline, and carries a complete five-star resort that has never opened to guests.

The development includes approximately 40,980 sqm of built space across 114 standalone villas. Twenty extend over the water, while four presidential villas offer up to 18,850 sq ft of accommodation. Restaurants, spa facilities, arrival areas and full back-of-house infrastructure are already in place.

Originally planned as a Mandarin Oriental resort and designed by seven international architectural practices, Maavelaavaru offers the rare opportunity to complete and open a resort of this scale rather than begin with an undeveloped island.

The property is being sold by the State Bank of India as mortgagee under a Civil Court judgment. The remaining leasehold rights transfer together with the buildings, machinery, equipment, furnishings and fittings attached to the island.

The sale is being conducted through a sealed public auction, with each bid requiring a US$500,000 deposit.

Madoogali lies on the quiet W rim of North Ari Atoll, approximately 25 minutes by seaplane from Velana International Airport and around ten kilometres from the nearest neighbouring resort. Marketed as Barefoot Hideaway Resort & Spa, it is a whole leasehold island carrying a complete resort estate within a lagoon of approximately ten hectares.

Fifty-six detached bungalows line the shoreline, each facing the sea and built in the coral-stone and palm-thatch style associated with the Maldives’ first generation of resorts, a construction method no longer permitted today. Restaurants, a dive centre, spa and back-of-house facilities complete the estate, which developed a loyal following during its years as one of the country’s best-regarded Italian-run resorts.

The lagoon holds much of the island’s development potential. No overwater accommodation has ever been built at Madoogali, leaving substantial scope for a buyer to add the villa category that the existing resort has never offered.

North Ari is a long-established diving destination with dependable seaplane connections and a mature resort economy. Madoogali therefore offers the rare opportunity to acquire an entire island with its core hospitality infrastructure already in place.

Hulhudhoo lies on the NW rim of Baa Atoll, the Maldives’ UNESCO Biosphere Reserve and home to resorts including Anantara Kihavah, The Nautilus and Four Seasons Landaa Giraavaru. Covering approximately 4.1 hectares, it is an undeveloped whole island set on its own coral reef platform.

The island is almost perfectly round, measuring around 261 metres E to W and 214 metres N to S. Its 725 metres of beach form the island’s entire circumference rather than a single stretch of frontage. Roughly one-third of the surface is open white sand surrounding a densely vegetated interior, placing every part of the island within a short walk of the water.

Existing planning information outlines a resort of between 60 and 75 detached villas. Up to half of the island may reportedly be developed, with buildings of as many as three storeys permitted.

Annual ground rent is stated at approximately US$328,000 once the construction grace period ends. The lease is reported as running for 50 years, with the possibility of extending it to 99 years.

Malé lies around 130km SE. The island can be reached in approximately 30 to 40 minutes by direct seaplane, or by a 25-minute domestic flight to Dharavandhoo followed by a 20-minute speedboat transfer.

The property spans approximately 30 acres and is located on the eastern flank of the Lhaviyani Atoll – an administrative division north of the archipelago nation’s capital.

Ribidhoo lies on the NW rim of Huvadhoo, the second-largest atoll in the Maldives and the holder of the world record for the greatest number of islands within a single atoll. Covering approximately 6.23 hectares with around 1,189 metres of shoreline, it is an undeveloped whole island set beside a private lagoon of roughly 20 hectares.

The island forms a clean oval, with white sand running around its full perimeter and dense natural vegetation covering the interior. Its surrounding reef is productive enough to be recorded by the state as a live-bait fishing ground, supporting the traditional pole-and-line tuna fishery practised by neighbouring Kolamaafushi.

Planning guidance quoted for Ribidhoo allows for a resort of between 100 and 120 beach villas, together with a further 20 to 30 overwater villas. The island is reportedly held on a 50-year lease with the possibility of extending the term to 99 years.

Access is comparatively straightforward for the southern Maldives. Kooddoo Airport lies 26km SE, providing the nearest domestic arrival point before the onward speedboat transfer to the island.

On the eastern rim of South Ari Atoll, one of the most established tourism regions in the Maldives, Villingilivaru is a whole leasehold island of approximately 2.67 hectares set in a broad turquoise lagoon. Long and slender at roughly 400 by 80 metres, it carries an unusually high proportion of beach frontage for its size, with white sand running almost the full length of the island.

Villingilivaru previously traded as Ranveli Island Resort, an Italian-managed club property of 56 beachfront rooms arranged along the island’s spine, together with restaurant, dive centre and arrival jetty. The buildings remain in place, and the island’s tourism designation carries forward on a head lease running to May 2040, extendable subject to government approval.

South Ari is the atoll of the Maldives’ year-round whale shark aggregation and among the best connected in the country. Maamigili domestic airport lies 21 kilometres to the south-west, Malé is around 25 minutes by seaplane, and the inhabited island of Dhangethi sits just over a kilometre away, giving practical access to staff, supplies and local services.

For a developer it offers a combination that rarely comes up in this market — a whole island, an existing resort footprint and a proven tourism location, ready for redevelopment.

Konotta lies less than 50km N of the equator, within Gaafu Dhaalu Atoll, one of the world’s largest natural atolls and a quieter part of the Maldives that remains relatively untouched by large-scale resort development.

The sale covers the entire 20-acre island, together with a complete resort already standing on it. The property includes 53 beach and overwater villas, restaurants, a spa, service buildings and a private arrival jetty. It previously operated under the Outrigger brand before closing in early 2020 and has remained inactive since then. Several international hotel operators have reportedly expressed interest in taking over or rebranding the resort.

That creates both the opportunity and the main consideration. The physical resort infrastructure is already in place, but reopening would require refurbishment, operational investment and a clear plan for the remaining lease term, which currently runs until 2055. Any extension beyond that would depend on meeting the applicable government requirements and paying the relevant extension costs.

Konotta is reached by a scheduled domestic flight from Malé to Kaadedhdhoo Airport, followed by an approximately 20-minute speedboat transfer across the atoll.
