Private Islands for Sale in Finland
Credit: Remmarholmen | Property Listings FT

Finland is a nation defined by its islands and waterways. Over 188,000 islands exist within the country’s borders – most of which are entirely uninhabited. ~76,000 of these islands are larger than 0.5 hectares.

A significant number of Finland’s islands can be found off the southwest coast. But, due to the country’s vast collection of lakes and riverways, many of its islands can also be found inland. Finland’s moniker as the land of rivers and islands is no idle boast.

The climate in Finland is characterised by long, cold winters and mild summers. The northernmost regions – namely Lapland – stay cold year round.

Most private islands in Finland are sold as freehold investments – granting full ownership to the purchaser.

We’ve listed 10 private islands in the Finland market. The most affordable island on offer has a valuation of €369,000, whilst the most expensive holds a €4,800,000 price tag. Acreage of said islands ranges from 3 acres to 256 acres.

In 2008, two guest accommodations were built on the island, with 14 guest rooms being distributed between the two. Alongside the guesthouses, Säckilot boasts a central community house, a Finnish sauna area, 7 fixed piers, and a number of fashioned jetties. These pre-existing constructions reinforce the island’s investment potential, allowing for sail boat mooring and creating a foundation for private luxury.

High-net-worth investors may be interested to know that the neighbouring island of Newamo has the potential to be bought for an additional €1.4-million. A bridge connection currently exists between the two bodies of land.

Natural flora inundates the island’s interior, and the surrounding areas are highly popular with sailors, fishermen, and nature lovers. Simply put, Säckilot has much to offer.

SuperShe Island, or Fjärdskär as it is also known, offers perhaps the most complete investment opportunity within the Finnish island market. Since 2018, the island has been operating as a private retreat resort for women – the ~8.5-acres currently accommodates for 10 guests and 5 support staff. A 750-square-foot yoga yurt, a number of Finnish saunas, and a heliport feature on the island too.

In 2018, it was the natural beauty of Finland that inspired the birth of the SuperShe project. That same raw majesty endures to this day – the scent of pine being carried on the cleanest of air, blankets of evergreen woodlands, roaming wildlife. SuperShe was developed as a haven, and it remains one.

When at full capacity, SuperShe Island has proved to generate $700,000 in one tourist season. And with another 2000-square-feet of buildable space approved for expansion, SuperShe is primed for further growth.

Bergholmen Island is another of Finland’s private islands that come with pre-existing development. The ~5-acre plot, which can be found in the archipelago of Kemiö, features a main building, a boathouse, a guesthouse and a sauna.

The island’s proximity to Kasnäs and Högsora – settlements with a range of restaurants and shops – makes it ideal for recreational use. Turku International Airport is within driving distance of the island too.

As with much of the Finnish landscape, Bergholmen Island is generously covered in pine trees. Loamy-sandy soil is the island’s other defining attribute.

In its entirety, Bergholmen Island spans ~3.7 hectares. It’s important to note that ~1.4 hectares of the island have already been sold. The remaining ~2.3 hectares are now up for purchase.

Part ownership of the island is available for purchase with 1.4 hectares out of 3.7 hectares already sold.

Hanhisaari Island (€880,000)

  • Listed on: Kestosijoitus
  • Map: See on Google Earth

With its location at one of Finland’s most beloved tourist destinations, and a potential for holiday home development, Hanhisaari Island presents another ripe opportunity for investors to take advantage of.

Three construction sites have already been designated on the island – two 250-square-meter plots approved for holiday homes, and one 350-square-meter plot for permanent residence.

There’ll never be a shortage of outdoor activities to partake in. And as such, lovers of the natural world will appreciate all that Hanhisaari Island has to offer. As it stands, pre-development, the island is bestrewn with evergreens – pines and spruces. Plus the surrounding waters are known to be great for fishing.

Furuskär Island (€429,000)

  • Location: Varsinais-Suomi, Pargas
  • Size: ~2.5 acres, ~1 hectares
  • Description: 33km from shore, 33km west of Turku, 46km SW of Turku Airport
  • Ownership: Freehold
  • Development: Developed
  • Listed on: Vladi Private Islands
  • Map: See on Google Earth

Like many of the Finnish islands on the market, Furuskär Island can be found between the Swedish and Finnish mainlands – a geographic location that enjoys milder weather be virtue of mainland shelter. This alone makes Furuskär a strategic investment opportunity.

Still, Furuskär’s appeal continues to grow upon further assessment. The ~2.5-acre plot actually comprises two separate land masses – a primary island with cabin, sauna house, and shed; and a near-adjoining rocky outcrop that features no official development.

Worth noting for investors: there is a possibility for further construction on the island, with permits for four more cabins having been previously obtained. Boating jetties have also been built, allowing for clean access on and off the island.

Given its locale, aesthetic, and existing developments, Furuskär is primed for investment.

Stora & Lilla Karskär Islands (€365,000)

  • Location: Stora Karskär + Lilla Karskär, West of Turku, Baltic Sea
  • Size: ~22 acres, ~8.9 hectares
  • Description: 205 km northwest from Helsinki, 50km northeast from closest shore
  • Ownership: Freehold
  • Development: Developed
  • Listed on: Vladi Private Islands
  • Map: See on Google Earth

The Turku Archipelago is also home to Stora Karskär and Lilla Karskär. The island pair are on sale as a package deal – presenting another unique opportunity for investors to own several plots of land within Finland.

Stora Karskär is the larger of the two islands and boasts a pair of wooden cabins, as well as generous storage space and a jetty. Lilla Karskär, on the other hand, presents a blank slate for prospective purchasers. Approved planning permission does allow for further expansion of each islands’ capacity, meaning commercial usage is very much possible.

Proximity to the Archipelago Sea National Park makes potential tourist development on the islands even more attractive. Do note, however, that visiting the national park requires strict adherence to a number of rules and regulations.

Södö and Ekholm Islands Complex (€369,000)

  • Location: Varsinais-Suomi, Pargas
  • Size: ~30 acres, ~12 hectares
  • Description: 21km from shore, 37km west of Turku, 48km SE of Turku Airport
  • Ownership: Ownership of land complex on islands
  • Development: Developed
  • Listed on: Oikotie
  • Map: See on Google Earth

Whilst there are no complete islands being sold here, the land complex that is on the market warrants attention nonetheless.

The land that is for sale features across two neighbouring islands – Södö and Ekholm. The islands are connected by a narrow tongue of land, so traversing between the two is simple.

Södö is the larger of the two islands and remains mostly wild. A pair of ravines run through the island, and it’s interior is covered by pine trees and coastal meadows. The land on Södö has its own building right, and so can be easily developed.

Even though Ekholm is the smaller of the two islands, it still have space for buildings – it has a cottage, an outdoor hut, and a summer building.

The two plots of land offer an attractive balance between established development and room for growth. The Södö and Ekholm complex is ready to be enjoyed immediately upon purchase.
