Finland is a nation defined by its islands and waterways. Over 188,000 islands exist within the country’s borders – most of which are entirely uninhabited. ~76,000 of these islands are larger than 0.5 hectares.

A significant number of Finland’s islands can be found off the southwest coast. But, due to the country’s vast collection of lakes and riverways, many of its islands can also be found inland. Finland’s moniker as the land of rivers and islands is no idle boast.

The climate in Finland is characterised by long, cold winters and mild summers. The northernmost regions – namely Lapland – stay cold year round.

Most private islands are sold as freehold investments – granting full ownership to the purchaser. Some, less commonly, are sold as leasehold – ownership is contracted for a number of years, and can be renewed.

1. Lake Saimaa Islands (€4.32M / $4.4M)

Bergholmen Island is another of Finland’s private islands that comes with pre-existing development. The ~5-acre plot, which can be found in the archipelago of Kemiö, features a main building, a boathouse, guesthouse and sauna.

The island’s proximity to Kasnäs and Högsora – settlements with a range of restaurants and shops – makes it ideal for recreational use. Turku International Airport is within driving distance of the island too.

As with much of the Finnish landscape, Bergholmen Island is generously covered in pine trees. Loamy-sandy soil is the island’s other defining attribute.

In its entirety, Bergholmen Island spans ~3.7 hectares. It’s important to note that ~1.4 hectares of the island have already been sold. The remaining ~2.3 hectares are now up for purchase.

4. Hermanskär Island (€120,000 / $122,000)

Hermanskär’s diminutive size – being just ~1.5 acres in area – does little to blemish its allure. The island remains a private haven in the southern expanses of the Gulf of Bothnia; boasting a sheltered harbour, stone shorelines, central foliage, and panoramic sea views.

A 1970s build stands on the island, as current – regardless of a 1997 renovation, investors may still see fit to modernise the primary cabin. Additional annexes have periodically been added to the island, including a summer room, storage, and a small beach sauna above the natural harbour.

In its essence, Hermanskär is a place of serenity, and of natural beauty. But the island is also ready to serve as a gateway to the boating lanes of southwestern Finland – an ideal hub for seafaring adventure.

5. Hanhisaari Island (€850,000 / $960,000)

With its location at one of Finland’s most beloved tourist destinations, and a potential for holiday home development, Hanhisaari Island presents another ripe opportunity for investors to take advantage of.

Three construction sites have already been designated on the island – two 250-square-meter plots approved for holiday homes, and one 350-square-meter plot for permanent residence.

There’ll never be a shortage of outdoor activities to partake in. And as such, lovers of the natural world will appreciate all that Hanhisaari Island has to offer. As it stands, pre-development, the island is bestrewn with evergreens – pines and spruces. Plus the surrounding waters are known to be great for fishing.

6. Furuskär Island (€469,000 / $478,000)

Like many of the Finnish islands on the market, Furuskär Island can be found between the Swedish and Finnish mainlands – a geographic location that enjoys milder weather be virtue of mainland shelter. This alone makes Furuskär a strategic investment opportunity.

Still, Furuskär’s appeal continues to grow upon further assessment. The ~2.5-acre plot actually comprises two separate land masses – a primary island with cabin, sauna house, and shed; and a near-adjoining rocky outcrop that features no official development.

The Turku Archipelago is also home to Stora Karskär and Lilla Karskär. The island pair are on sale as a package deal – presenting another unique opportunity for investors to own several plots of land within Finland.

Stora Karskär is the larger of the two islands and boasts a pair of wooden cabins, as well as generous storage space and a jetty. Lilla Karskär, on the other hand, presents a blank slate for prospective purchasers. 8. Säckilot Island (€2.95M / $3M)

Just one hour by boat and car from Turku – Finland’s second largest city – the island of Säckilot holds much promise. In light of the island’s wealth of guest housing, the value of its location and access routes cannot be understated.

In 2008, two guest accommodations were built on the island, with 14 guest rooms being distributed between the two. Alongside the guesthouses, Säckilot boasts a central community house, a Finnish sauna area, 7 fixed piers, and a number of fashioned jetties. These pre-existing constructions reinforce the island’s investment potential, allowing for sail boat mooring and creating a foundation for private luxury.

High-net-worth investors may be interested to know that the neighbouring island of Newamo has the potential to be bought for an additional €1.4-million. A bridge connection currently exists between the two bodies of land.

Natural flora inundates the island’s interior, and the surrounding areas are highly popular with sailors, fishermen, and nature lovers. Simply put, Säckilot has much to offer.

9. Östra Jönisholm Island (€325,000 / $331,000)

Another opportunity near the Turku archipelago – Östra Jönisholm serves as an ~18.4-acre exemplar of Finnish natural beauty. The island’s resume is truly impressive: 1km of natural coastline that also includes two viable harbour locations (one on the east side of the island, and the other to the north), an abundance of native flora, gradual stone shores, and relative proximity to the Finnish mainland at both Alakylä and Turku.

Aside from its natural bounty, the island has further promise in regard to future construction. A sauna cabin, built in 1969, stands on the island’s western side – the cabin is understandably dated, but has potential for renovation. Most importantly though, three building rights for the island (to the sum of 600-square-metres) have been obtained. As such, there is significant scope for new development.

As is the case with every private island that lands on the market, this is a rare opportunity for investment – such rich land infrequently becomes available.

10. Pyykkisääri Island (€90,000 / $100,000)

The plot can be found on a branch of Lake Kivijärvi, one of the largest lakes in interior Finland. Within the perimeter of Lake Vuonamonlahti is the island’s precise location.

11. Södö and Ekholm Islands Complex (€369,000 / $417,000)

Whilst there are no complete islands being sold here, the land complex that is on the market warrants attention nonetheless.

The land that is for sale features across two neighbouring islands – Södö and Ekholm. The islands are connected by a narrow tongue of land, so traversing between the two is simple.

Södö is the larger of the two islands and remains mostly wild. A pair of ravines run through the island, and it’s interior is covered by pine trees and coastal meadows. The land on Södö has its own building right, and so can be easily developed.

Even though Ekholm is the smaller of the two islands, it still have space for buildings – it has a cottage, an outdoor hut, and a summer building.

The two plots of land offer an attractive balance between established development and room for growth. The Södö and Ekholm complex is ready to be enjoyed immediately upon purchase.
