The Kingdom of Tonga and its archipelagos comprise 170 islands, though approximately 36 of these are inhabited.
Islands in Tonga can only be purchased by foreigners under leasehold titles due to all land technically being the property of the King. Though, such lease agreements – extending to a maximum of 99 years – include rights of land ownership and permit reselling. Purchase of a lease triggers an upfront cost and subsequent monthly payments. The land can be used for residential or commercial purposes, pending approval.
As always, professional guidance through the process is highly recommended.
The Tongan climate is very welcoming, with tropical conditions throughout the year. Dry season spans from May to October while a wet season persists through November to April. The annual average temperature is 27℃.
